Word choice - should I use the work "by" or "from" in this context?

by GC
(SS, Md.)

This unit was created by/from the need to maximize square footage of primary, usable workspace for many standard office positions.

(I'm describing a type of office furniture design and the text is part of a large set of descriptive text next to the picture of the furniture).

Editor:

If you want to explain the reason for creating, a two word preposition may work well;

"This unit was created due to the need to maximize square footage..."

or

"This unit was created because of the need to maximize square footage..."
